This 4-hour course equips participants with a structured, practical framework for evaluating, recommending, and managing Singapore Real Estate Investment Trusts (S-REITs) in client portfolios. Drawing on the latest SGX data and real case studies of both value-creating and value-destroying S-REITs, participants will understand the analytical skills to assess REIT quality across three evaluation stages — foundation, financial health, and macro synthesis — and the communication skills to position REITs confidently across different client profiles. The course balances conceptual grounding with applied workshop exercises, including live case study analysis, objection handling role-plays, and crisis communication scripting.

  • Understanding the sponsor landscape: tier classification, ROFR pipeline, financial backstop role, and governance risk
  • The S-REIT market at a glance: number of REITs, market cap, key yield and valuation metrics (based on latest SGX data)
  • Correlation and diversification: why S-REITs are neither pure equities nor pure bonds
  • Sub-sector overview: distribution yields and risk profiles across Healthcare, Industrial, Retail, Diversified, Office, Data Centres, and Hospitality
  • S-REIT ETFs as an alternative access route for clients
  • MAS regulatory framework: leverage cap, ICR rules, tax transparency, and unitholder protections

Part 2: The S-REIT Landscape

  • Sector risk/return classification: defensive, moderate, and cyclical sectors
  • Understanding Yield VS Distribution Per Unit (DPU): from gross rental income to the client's account
  • Common DPU Red Flags: capital return masquerading as income, rights issue dilution, and the high-yield warning

  • The three-stage evaluation framework: Foundation, Financial Health, and Synthesis
